Commerical Landlord Insurance
Commercial Landlord Insurance is designed for landlords renting out a property to a third-party business.
Shops, surgeries, offices, and other commercial buildings have a different set of risks to residential properties. With a NIG Commercial Landlord Insurance policy, you'll receive the same benefits as a NIG Residential Landlord Insurance policy along with a choice of optional covers to suit your business needs.
If tenants are living at your property, you need a Residential Landlord Insurance policy. If you have a commercial property with a residential flat above that you let out to the same or separate tenants then you will still require a commercial landlord policy.
If you have a mixed portfolio of residential and commercial properties, you can insure them under a multi-property policy.
What's covered?
Standard
- Up to £10 million buildings cover including Boiler Cover
- New-for-old Contents Insurance
- Public Liability and Property Owners' Liability cover up to £2 million with the option to increase to £5 million or £10 million
- The cost of re-housing your tenants following an insured event such as a flood or fire
- Insure up to 10 properties on a multi-property policy
- Floor coverings up to £5,000 with the option to increase it
- Malicious damage and/or theft by tenant cover (that can't be recovered from a security deposit, up to £10,000)
- Costs incurred for damage caused by the illegal cultivation of drugs (when you have buildings insurance cover)
- Unlimited glass cover
- Access to a free 24/7 legal helpline
Types of insurance
Buildings and Contents cover can be sold together but Contents can only be sold separately where the buildings occupancy is residential only.
Buildings Insurance
If your property is unfurnished without contents you can take out an insurance policy that covers your buildings only. Churchill Expert can arrange up to £10m buildings cover included as standard.
Contents Insurance
If your property is furnished or part-furnished you can take out an insurance policy for your contents. Churchill Expert can arrange up to £500k cover for damage to furniture, fixtures and fittings that don’t form a permanent part of your property’s structure.

Public Liability & Property Owners Liability
Increase Public Liability and Property Owners Liability cover up to £10m (subject to criteria)
Accidental Damage
Accidental damage for buildings and/or contents when you’ve insured them.
Loss of Rent
Cover for loss of rent if your property becomes uninhabitable following an insured event such as fire or flood.
Legal Expenses
Legal expenses cover up to £250,000 (including repossession cover)
Subsidence
This will cover against damage to the building as a result of foundations moving. Including subsidence, landslip or ground heave.
