Following the launch of the Government’s Homes for Ukraine scheme, we've had enquiries from customers who want to support the initiative but are concerned about the potential impact on their insurance policy with Churchill Expert. 
 
We can confirm that landlords or tenants of residential properties sheltering refugees without charging rent, don't need to notify Churchill Expert and will continue to be covered by their NIG eTrade Property Owners policy with no change to their terms and conditions.

Renewing my policy

Your renewal documents are available 28 days before your cover ends. If you have an online account you can view your renewal documents, or check when their renewal is due, by signing in here. If you don't have an online account, or have opted in for postal documents, these should reach you at least 21 days before your renewal.

If you accept a policy with us, we'll send you an email link to process your card payment in a secure way, where you can choose to pay as a one-off payment or by premium finance. Premium finance is provided by Close Brothers Limited, trading as Close Brothers Premium Finance.

About a Property Owners (Landlord) policy

A

Buildings Insurance will cover any structures at the premises, such as fences, driveways and patios, as well as your fixtures and fittings, and any associated underground pipes or cables. If your building is used for commercial purposes, it can also include shopfronts and all fixed glass, blinds and fitted fixtures, as well as internal decorations on ceilings walls.

Anything that isn’t permanently fixed (e.g. furniture) is covered under Contents Insurance. Anything brought into the property by the tenant isn’t covered under our Landlord Insurance, this would be the tenant's responsibility to insure.

Landlord contents insurance can cover repair costs or replacement of furniture that you provide in your rental property. Contents will be any free-standing item such as cookers, washing machines, tumble dryers, fridges, tables, beds and sofas. As part of our standard contents cover, damage to floor coverings such as carpets, lino and laminate floors is also included. Rent Arrears cover is an optional extension of Legal Expenses. This provides cover for a maximum of 12 months or £250,000, whichever happens first, per claim for your rent arrears (money owed because your rent isn't being paid) while your tenant (or ex-tenant) is still occupying the property. If after possession of the property is gained and there is damage which needs to be repaired to enable the property to be re-let, this cover will also pay 50% of your rent arrears for a maximum of three months or until the property is re-let, whichever happens first. This cover is available to add at new business, or renewal. The cover is available for residential properties which are located in the UK only, and is subject to meeting the criteria. Rent Arrears cover is different to Loss of Rent (referred to as Rent Receivable), which covers the rent you stand to lose if your property is uninhabitable following an incident insured under your policy (e.g. flood or fire).

Equipment breakdown cover is automatically included if you select Buildings cover. This pays to repair or replace your boiler, no matter how old it is if it breaks down, but it excludes wear and tear.

To make a claim, you need to arrange for an engineer to visit your property and assess the boiler. They need to submit their report to us, so we can assess if the claim is covered. If it is, we’ll reimburse you for the repair/replacement costs, including parts, labour, and call-out charges, less the £200 excess. This cover is not a maintenance contract ‐ it doesn’t cover servicing or Gas Safety Certificates (CP12).

Yes, you can take out a policy with us if your property is located within the UK, and you live abroad however we don’t insure any properties located outside the UK.

We can arrange insurance for unoccupied properties in certain circumstances, for example, if you've just bought the property and it's empty, you're between tenants, or you're refurbishing or redecorating the property.

This is subject to the property being occupied within 60 days. We need to understand your specific circumstances so if you have a letting agent in place, your property is for rental and not personal occupation and any improvement works are for decoration purposes rather than major renovation works, we can discuss if we can offer you cover when you call us on 0345 246 9593. 

About a Liability (Tradesperson, Professionals, Shop, etc.) policy

Although it’s not a legal requirement to take out public liability insurance, some businesses find it’s essential. It’s required by many trade associations, so you might find you’re asked to show proof of public liability before you're allowed to trade or start work with a client. Similarly, if you're selling products at a craft fair, you may be asked to show your policy documents before you're allowed to set up a stall. Employers' Liability cover is a legal requirement if you employ anyone in connection with your business. Employers' Liability protects your employees if they suffer from an illness or injury, sustained as a result of their work for you. Employer's Liability insurance will help you pay compensation if an employee becomes injured or unwell because of the work they do for you. For this cover to apply, all persons undertaking work must be fully employed by the policyholder on a PAYE basis. Professional indemnity insurance covers the compensation costs and legal fees your business is required to pay if a client accuses you of negligence and makes a claim against you. For example, if the client believes that following your professional advice caused them to lose money or suffer reputational damage.

Professional indemnity insurance is important if you offer advice or professional services to a client. That means if any of the following apply, you might need cover:

  • You give advice to clients regarding professional services or designs
  • You handle sensitive data or software on behalf of a client
  • Your industry or client require you to have professional indemnity cover to operate
